The trades that matter most on this shore are the garden trades, and they are unusually good here for the obvious reason: this coast has employed gardeners continuously for two centuries, and the people who look after the great gardens also look after the small ones. Can I add a swimming pool to a Lake Como villa?
Sometimes, but never assume it. Landscape protection covers most of the shoreline and on a listed property the garden and terracing may be protected with the house, so the answer has to come from an architect before you buy.
Where consent is achievable, siting is usually the negotiation: a pool set below the sightline, worked into an existing terrace and screened from the water is a very different proposition to one cut into an open slope. Owners who plan the purchase around a pool they have not tested for consent are taking a risk that cannot be priced afterwards.
How is pool maintenance charged?
Normally as a seasonal contract covering an agreed number of service visits, with opening, closing, chemicals and repairs handled separately. We do not publish rates.
The variables are the volume of water, whether the pool is an overflow design, whether it is heated, and how exposed the site is to leaf and grit off the hillside. Check whether opening and closing are inside the contract or billed on top. That single point accounts for most of the surprises owners report.
When should the pool be opened for the season?
Several weeks before you intend to swim, so that any fault in the plant or the heating appears while there is still time to fix it.
Booking the date matters as much as choosing it. There are few firms on the lake, the whole of their opening work is compressed into a few weeks in spring, and an owner who calls in June is joining the back of a queue at exactly the moment nobody has capacity.
