The trades that matter most on this shore are the garden trades, and they are unusually good here for the obvious reason: this coast has employed gardeners continuously for two centuries, and the people who look after the great gardens also look after the small ones. Anyone buying a house with mature planting should budget for that properly and engage someone before the first spring rather than after it.
Building work is a different matter. A high proportion of the villa stock is listed or sits within landscape constraint, the Regina road complicates deliveries and scaffolding along the whole frontage, and works touching the shoreline bring in a further set of consents. Questions
How do builders get materials to a house with no road access on Lake Como?
By water on a barge, by hand up the stepped lanes, or on a small rack railway laid up the terraces. The same routes take the waste away again.
Which method applies changes the programme as much as the price, because barge movements are weather-dependent and hand-carrying sets a hard limit on how much can arrive in a day. Any quotation for a difficult site should identify the delivery method explicitly. If it does not, the firm has either not visited or has not thought about it.
When should building work on a Lake Como house be done?
Start at the end of one summer and aim to be finished before the next, with external work sequenced ahead of the autumn rain and work on the water done when the lake is low.
The practical consequence is that decisions have to be made in the spring for a job that starts in September. Owners who begin looking for a builder in June are usually looking at the following year, particularly for anything involving a jetty or a boathouse.
How are building quotations structured in Italy?
Normally as an itemised schedule of measured quantities and rates rather than a single figure, with stage payments against progress and a retention held until completion.
Insist on the itemised schedule, because it is the only way to compare two prices and the only way to price a variation fairly once work has started. Ask what is excluded. Access and handling, scaffolding, waste removal and the professional fees for consents are the usual omissions, and on this lake the first of those is not a small one. We do not publish rates.
